Southern Shores Condominium Community consists of two 2-story buildings with four units each. The outer bands of Hurricane Frances caused roof damage and damage to the exterior and interior of most of the units. The insurance company's out-of-state adjuster inspected the damage and prepared an estimate of less than $230,000.00. The Association retained Keith Grams of Tutwiler and Associates, Inc. to assist with their claim. After several meetings at the property and intense negotiations, the claim was settled in appraisal $651,286.00 — nearly FOUR TIMES the insurer's offer!
